What if I do not have land? Do I need to find land first?
At JG Marcus Homes, we are here to help you with all aspects of the building process, including the land if needed. We have a free land locator service that can help you put the home that you desire in the location that you want. Also, the land and the home will be financed together, no separate payments.
What if I already found land? What is the next step?
Call or visit our design center and our team of experts will meet with you to do the site evaluation. Land preparation is an integral part of the construction process and, while surprises are great on your birthday, they are not welcome during a construction project.
What do modular homes look like?
One of the best things about modular homes is that you can choose the space, the flow and design that suits you and your budget and the exterior can be customized to suit your chosen property and your preferences whether traditional, modern, or somewhere in between.
Are all modular homes the same? Does it matter where I buy one?
All modular homes are not created equally. At JG Marcus Homes, we have spent countless hours reviewing the different manufacturers of modular homes. We are proud to say that we have chosen the best of the best that the market has to offer in terms of service, price, design, and flexibility in floor plan and option choices. We have homes for the entry level, first –time home buyer, buyers who are expanding their families, families that are down sizing, vacation homes, estate homes and more!!
What are the advantages to modular homes?
There are several advantages to building a modular home. With the advantages of technology, the modular home industry is quickly becoming the preferred building system for our generation. A few of the reasons are:
Up to 30% savings over traditional building methods
Faster completion times
Substantially higher energy efficiency
Flexibility in floor plans AND the ability to draw your own plan
Why do Modular homes cost less than traditional “stick” built homes?
The best explanation for the cost differential between a “stick” built home and a modular home can be demonstrated with a simple analogy. Look at the car that you drive and the price that you paid for it, and ask yourself how long it would take to build that car in your driveway. Buying materials piece by piece, and only working on the car when the weather was right would cause that car to be very expensive and very time consuming. That is why cars are built in a controlled factory environment, with specialized labor and bulk buying of materials. Modular Homes take advantage of all the efficiencies of the factory setting.
Is Financing different for a modular home than it is for stick built homes?
No. Modular Homes qualify for all of the financing, including FHA, VA, and USDA, 100% financing through government programs and can be handled with or without construction loans. Our team of experienced Housing Specialists can provide you with a list of area mortgage specialists that are thrilled to help you finance your new modular home.
